-Cost. You are paying to be near the school and that is it, the apartment feels like it's falling apart, it's messy, the gym is lack luster, and the furniture is awful. For less you sacrifice distance too school but you can get much more at a place such as wildwood, where I have now signed up too. Also there's a fee to pay online, what in the world is that system? It's ridiculous.
-Not very secure. Most of the gates are broken and getting in with out a key is very easy. If you do live here, heavens knows you shouldn't, lock your doors at night.
-Internet is decent when it's working
-The overages are crazy. I have been moved out of the apartment for 2 months, and so have all my roommates, but I have received an email that I owe 12 dollars for months where no one is present. This also happened during winter break but the overage was even higher, and yes everything was turned off. Also asking the front office for examinations get you no where, everything will be broad and will give no really solid anwser as of why you're paying what you're paying.
As for my car getting towed, we can keep them down in the visitor parking for up to three days before they'll be towed. The parking garage is on the other side of the complex so if I have a lot to carry like groceries or something I'll leave my car there for a night or two. In this instance, I left my car there Monday night and went to move it Wednesday afternoon to find that it wasn't there. When I finally did get my car back i found out it had been towed on Tuesday, one day after it had been left in the visitor parking, so it should not have been towed at all.
Pros
Despite my lease expiring in December, they keep sending emails and letters with lease renewal forms that start in August. When I asked to be taken off the emails, I was told that I would no longer receive notice that maintenance would be coming to my apartment. Who puts marketing and maintenance emails on the same list? So apparently I will no longer get told they are coming by just because I didn't want their advertisements anymore.
No one here knows how to clean up after their dogs as there is poop everywhere: grass, sidewalk, and parking garages. The gates are supposed to require a key to enter, but at least two that I've seen are broken so they open without it, one doesn't shut all the way, and people leave them cracked half the time anyways; sure there is a police officer or two that walk around, but with two broken entrances, one that stays open, and who knows how many others that aren't shut properly what is even the point?
In my two months here I have also experienced one huge overage charge (will probably be getting the second one any day now), my car getting towed when it shouldn't have, a broken shower, and roaches.
Don't pay around $500 to get screwed by overages out the ass, dog poop everywhere, lacking security, a towed car, endless work orders, and roaches. And definitely make sure to read reviews and take them seriously! I figured most of the negative reviews were people who were bitter about something so they just wanted to bash the place, but now I know that they're not and I will take personal reviews a lot more seriously next year when I find somewhere else to live.
I have been at the Village for two months now and have already decided I will not be renewing next year. On top of all the negative things I am about to go into detail on, they actually lie straight to your face about the rates. They have already sent around leases to the residents for next year and they told me that the spots fill up quickly and I might not get a room if I wait, but if I sign now I'll be getting the best rate: $529. But yet I signed the lease a week before move in and we almost got another roommate in September so they definitely did not fill up, and the "best rate" is $30 more than I currently pay, which was the second best rate that I saw. There are also plenty of other reasons not to live here aside from them lying to you to get you to stay here the following year.
First of all, don't make the mistake of living here. It's beautiful and close to campus; however, they are VERY crooked. 300/600 bedspaces at the Village got overages for the December 15-January 15th billing period for utilities. This is ironic because NO ONE is here during that time! The overages were also roughly $300. The apartment managers gave us the run around when we tried to figure out how, after never having an overage before when everyone was actually IN the apartment, we managed to get a $300 overage. One manager, Emmy, told both my roommate and I that the staff came into our apartment and turned up the AC well past 65' (which they told us to leave it at to avoid pipes busting). Then the other manager, Evan, told us that Emmy was new and basically didn't know what she was talking about. These people seriously goofed and now want us to pay an additional $300 because of it. Evan even told a lot of the residences who were complaining that it must be because we have an issue with air coming into our apartment. These people are god awful- do NOT live here. Also, staff come in frequently with zero advance notice. Every time they have come in, my roommates or I have been in the shower and feel completely unsafe.
For the overage charge it was somehow $171 for the apartment, so about $57 a piece. I asked the office for a breakdown of usages or basically anything with usage numbers so I could see why it was so high, and they said that they couldn't give me that, but they could give me something else (I think they called it a ledger or something like that), which was basically just another copy of the bill that said the apartment owed $171 so each resident owed $57. So for all I know they could be making numbers up and screwing over college students, which does not seem that far fetched given the other reviews.
-Hot water most of the time
If you do live here, don't expect any help. Our A/C was on and off for over two months and the general manager refused to help me. It took going through the corporate office to even get told that it would be fixed.
Go elsewhere. don't trust any American campus apartment complexes!
Lastly, for now, is the roaches. The most recent one I found about an hour ago, which is what prompted me to write this review, but I reported the first three last Monday or Tuesday and they put in a work order and said pest control would come that Thursday morning. I don't have class Thursdays so I was in the apartment all day and no one came. I was going to go to the office again Monday when I know I'll have time, but now tonight with me finding another one, one of my first stops in the morning will be back to the office because that is just disgusting and they need to actually do something about it.
-Walking distance to food places
When I first moved in and documented damages I put that water leaked through the bath faucet when the shower is on. Two months later the leak has gotten worse so now there is crappy water pressure and the leak causes the hot water to drain in just a few minutes so I'm going to have to submit ANOTHER work order for it.
Management here is generally incompetent and has been for three years despite at least a half dozen different managers coming through. Steer clear.
I am in my 3rd year here and finally wised up enough to not sign a renewal, not that I could if I wanted to. My last renewal it took them five tries for them to give me a lease with the correct rates on it. Many times the rates were very low so they refused to sign too. I got conned into signing at a much higher rate and was told it was 'the best it would be for next year', which is now over $200 more than the advertised rate. What a scam.
Great place to live, with people who are here to help you. Nicest amenities of any apartment here in Lubbock by far. Can't beat the location, and the parking garage is definitely a plus if you're interested in covered parking. I would recommend living here to anyone.
-Noise. You live in a college town this is a fact, so at night it can get really loud. This will vary from person to person but be prepared for it.

-Parking lot. It is awful having to traverse up and down it everytime you wish to drive anywhere, and it's not secure either. The gate was broken 80% of the time so if your car is broken into you know why.
-The place is a mess. It is pet freindly but the some of the residents lack the ability to pick up after their pets. So expect to see animal feces decorating the floors for weeks. Also trash bags from lazy apartment dwellers that the apartment complex also fails to come and pick up.
I cannot reccomend this apartment at all, the mysterious overages alone made me detest this place. Add the cost, livability, and cleanliness and the apartment feels awful. Unless you really need to be close to campus I highly recommend finding a different location to live.
